Own a piece of Texas History located on .997 acres in the heart of Boerne at 706 South Main St.

Our neighbor for 162 years is St. Peters church that was saved by the US Supreme Court in famous Boerne vs Flores case.

You can hear the church bells every morning while having coffee in the huge walled courtyard/garden.

The mansion dates back to the 1850’s, though the specs say 1875, the first construction was a little house built in 1851 which is now the entry and has the oldest wood floors and stone walls.

The building has gone through a full restoration, finishing in 2010. Including:

  • All new HVHC system

  • Fire sprinkler system, hard wire fire monitoring

We kept almost all the charm and character of the original. Hard wood extinct long leaf yellow pine floors. Extinct pine walls and several original doors with hardware. We repurposed materials throughout the manor.

The bathroom vanities are repurposed extinct pine.

Carefully curated light fixtures added, while keeping some of the originals.

High use areas such as commercial size kitchen, laundry room. The high traffic area in the detached 1100 sqft office/apt have seamless rubber flooring with extinct pine in upstairs loft & separate office.

Luxury

The downstairs of the interior has a commercial kitchen, ready for a walk in and vent hood. Commercial bar, outfitted with Mixed Beverage and Late Hours TABC permit, City of Boerne food permit, City of Boerne MB Permit, fully service compliant. There is a spiral staircase that is the focal point of the entry, billiard table, reading room, large entertaining room overlooking the koi pond.

 

Below the bar is a basement that is fully renovated with two entry points and HVHC. 1873 is carved into the limestone wall of the basement. The space would make for a top drawer wine cellar, man cave, spare room etc. It is a beautiful space with old cedar beam and extinct pine ceiling and a diamond polished small aggregate cement floor plus a huge fireplace.

 

Second floor has 4 guest suites with en suite bathroom. Two of the suites have soaking tubs and all four suites have walk in showers. Also on the second floor is a full apartment, and separate laundry room. There is a huge porch on the main street side of the building, back of the building, and private balcony located off the apartment.

An Oasis On Main Street

The grounds are surrounded with native Texas limestone. A limestone patio welcomes guests, has space for entertaining, dancing, and finding a nook to soak it all in. There is a manicured lawn, garden beds, wildflowers throughout the acre. A wall of bamboo helps create a sense of total privacy in the middle of Boerne. You can also Zen out in the koi pond area of the garden. No detail has been left out of this historic property. It is truly a must see.

On the commercial side the manor is ADA compliant, has full occupancy, a hotel permit with City of Boerne, fully TABC licensed with MB and LN permit, food department full-service permit, all fire compliancy up to date, back flow system compliant and up to date.

Historic

The mansion has been awarded/ designated historical via a Texas Historical Marker for legendary Texan and world famous sharpshooter Adolph Toepperwein.

 

It is the the original home of the Boerne Shooting Club dating back to 1861.

Plus, it has been awarded a Boerne Historical Society marker.

The bar has been a bar since since 1870 or before as seen in historical photos. The room above the bar was a brothel up until the turn of the 20th century.
